Mississippi has some odd rules that we haven’t really encountered in any other state. Their website states that a manufactured home older than a 2000 model may not have been titled at all . Titles were only required after 2000 and if the home was bought from a dealer before 2000. I would call your local Dept of Revenue or a private titling company. I can’t think of any good reason why a manufactured home wouldn’t require titling. Shortly after purchasing a manufactured home in North Carolina in 1998, my mother had the hitch and wheels removed, and the home permanently installed on land she had purchased.
